Notice is hereby given that on the 19th day of Febraury, 2020, at 11:00 o'clock a.m. at the Comanche County Courthouse, 315 S.W. 5th St., Lawton, Oklahoma, the Sheriff of Comanche County will offer for sale and will sell for cash at public auction to the highest and best bidder therefor, certain real property situated in Comanche County, State of Oklahoma, together with any and all improvements thereon, more particularly described as: Lots Twenty-five (25) and Twenty-six (26), Block Seven (7), Town of Fletcher, Comanche County, Oklahoma, with a street address of 403 W. Tennepe, Fletcher, OK 73541, together with all improvements thereon and appurtenances thereunto belonging (the “Property”). Said Property shall be sold subject to existing general or ad valorem taxes and special assessments not herein foreclosed; the Property has been duly appraised for _______________________________________ Dollars ($_____________), and said Property will be sold for not less than two-thirds of the appraised value thereof, the appraisement having been made as provided by law, and a copy thereof having been filed with the District Court Clerk of Comanche County, State of Oklahoma. Said sale of the Property shall be made pursuant to the terms of a certain Special Execution and Order of Sale and Foreclosure dated December ____, 2019, on a Judgment entered in the District Court of Comanche County, State of Oklahoma, in Case No. CJ-2019-527, wherein First National Bank of Fletcher was Plaintiff, and Michael S. Lewis and Kelly C. Lewis were Defendants, to satisfy: (a) FIRST, the payment of the costs of Sheriff’s Sale and the costs of this action; (b) SECOND, to the payment of the indebtedness to Plaintiff of $34,099.71, together with interest of $1,465.58 through December 17, 2019, and late fees of $336.93, with further interest accruing at the rate of 6.25% per annum; and (c) THIRD, with the surplus, if any, to be paid into Court.
